Outside: Check for any damage to the roof, walls, or foundation. Also look for pest infestations (like cockroaches and mice), as well as signs of moisture, mold, or mildew. Also, if the property has a porch or balcony, make sure the railings are secure and no debris could fall on tenants or cause them to trip and injure themselves.

Inside: Take a close look at all rooms of the rental property, especially those where there’s a high chance of damage, like kitchens and living rooms. Make sure to also thoroughly check all of the locks, including making sure that they work correctly and that only the tenant has access to them. Additionally, the landlord should also test all smoke detectors and fire extinguishers to ensure that they’re working properly.

Miscellaneous items will vary depending on the specific property but can include things like checking for pest infestations, testing sprinklers or irrigation systems, ensuring that stairs and railings meet safety standards, and examining other features that may be important to the particular location. In addition, it’s a good idea for landlords to conduct a move-out inspection of the property after tenants have moved out so they can compare it with the pre-move-in inspection and note any differences that are beyond normal wear and tear.
